The Property: The subject asset consists of a 7,500 square feet, 4 year old building constructed on a 2 acre parcel of land leased to a national company specialty company. The building is comprised of 1,500 SF office, a 6,000 SF fully insulated shop with 3-Phase power and a covered wash-bay. The landlord is responsible for the structure only.
The Challenge: The borrower was seeking an attractive loan with flexibility for his future plans that may include an early investment exit. Triple Net Lending engaged a trusted regional lender that knows the area and has a strong track record of performing. The lease was a 3 year term which runs coterminous with the loan. We worked closely with the brokerage firm and lender to close successfully and on time.
